toilet cistern now fixed

Well that is one thing done. The plumber has fixed the toilet cistern from constantly running, it was a worn out inlet valve unit , so number one now crossed off the list.

AS for the fence panel the neighbour as said they will pay for half the cost or a new section hopefully being done early next week.

Just then got to contact the chimney guy to put a cowling on the chimney pot

Hi realspeed.
I don't want to hi jack your thread but on a similar topic, why do toilet seats seen to come loose so often. No matter where I've lived I always seem to be tightening the fasteners that hold the toilet seat in place. Or is it just me. 😮
