I agree. We all get really stressed about the time it takes for a solicitor to complete the deal but these are the things they are sorting out behind the scenes.

Update. Sorry it's long

Nothing much to tell at the mo. My solicitor phoned me at 5.30pm tonight, way past his home time, he sounded proper jaded. Friday's are always manic I s'pose with folk mid move and stuff goes AWOL at the last minute. Anyway...

He thought it odd the SMART TV comments and scoffed it wouldn't be worth £400 now anyway. I related my conversation about the TV and how she showed me how it worked and implied she was leaving it etc but now she's excluding it... and I want the unit front replaced (he agreed BTW). I've to itemise everything and he'll take it from there.

She cocked up on both forms. I didn't bother relating those in my OP. I was more wanting to make sure your thoughts and mine were on the same page re the damaged unit.

Bearing in mind these are legal forms she's cocked up:

On F/F form :
She's taking poles she said she was leaving

No mention in 'Other Rooms' sections, that the property has a utility room with sink and unit fitment, or the downstairs wc with it's fitments. (All fitments have to be noted as included or excluded, for obvious reasons).
According to the form these two rooms don't exist.

She calls the 'dining room' in some sections but says there isn't a dining room in other sections or changes it to 'the kitchen'. (It's open plan with 3 separate areas - the kitchen, lounging area and dining area).
It does have a proper lounge in another room BTW, but that was easy for her to fill in

On the Property Info
'Alteration, planning Bldgs Regs, Planning Completion Certificate' etc. She'd left it completely blank. (I knew she had the planning permission, I checked online before I viewed).

'Occupants' section:
Get this one folks....it's a killer
'Any other occupants 17 or over other than the seller?' . She lists her partner.
After that: ' Is the property being sold with vacant possession' - she's ticked 'No'!

It people like her who give us women a bad name

......


Realspeed. This is on the Property Info Form re information given, verbal or other:

'If the seller gives you, separately from this, any information concerning the property (in writing or in conversation, whether through an estate agent or solicitor or directly to you) on which you wish to rely when buying the property, you should tell your solicitor.

You are entitled to rely on the replies given to enquires but in relation to the physical conditions of the property'.......blah blah (goes on about getting surveys)

we retired is the short answer having run it for 21+years.
I miss the countryside ,we had field all around us and a canal just over the other side of the lane.

The place was run down went we bought it so got it fairly cheaply all 2 acres of it. having said that it took *years the put it right with only 40 days off in all that time. That grass in the forground was rubble and this end first half rickety old shacks with 6 cat pens in.

The kennel were rusty bars that fell apart if you kicked them , virtually everything had to be replaced.
We started off with only about 350 clients on the books and left with about 5500 clients on the books.

Wow, well done to you both building the business up to those figures. I hope you got the 'swelled head syndrome' - I mean we all worry about our pets that need to go into catteries/kennels for whatever reason, and that they will be well cared for. You obviously did that.

Did the new owners keep the business going?

Yes, I know what you mean about missing the countryside and the canals. I miss both. Being on my own, I'd love to go back to the hills, being on top of the world I called it, and the countryside - peace and quiet.

When told my daughter I was going to go back she very kindly said 'That would be stupid - you have to be near a hospital at your age'

one kennel block out of two and exercise field





Then we had 2 isolation kennels-a grooming room. Then for people looking around and bought their dog we had a holding kennel . then we had 4 overflow kennels as well

also another paddock the same size back of the bungalow. It was a huge setup and everything I had replaced, even doing the floor. If i said about the work i did we would be taking up pages of the thread

Everything as you can see had to be spotless . One comment often made was visitors didn't get any dog smells as other kennels had.

Gosh. That's a good sized exercise field. A lot of property and a lot of work no doubt.

TBH I've no experience of kennels or catteries, well only what I've seen on TV with Paul O'Grady. I would never have put my dog in kennels. I'd worry endlessly, and always imagine them howling and whining feeling all alone and lost in a strange place

not in our place I would not allow it. Music on all day, constant monitoring by Sue or I and staff. Mess cleared up in kennels and trigene the stop infection and odourgene to keep the kennels smelling nice used every time before reused.

Complete rewire throughout with power sockets high up for heat lamps

This grooming room when we took over had 2 ft of wood shavings on the floor on rough concrete



The isolation kennel below was just as bad



No expense spared to make it the best for miles around, hence we left with 5500 clients on the books

Cattery 3/4 full at least all year round and peak time turning people away. Completely reroofed all 90ft of it with tiwn wall plastic sheeting, each pen with a heated bed . 2+ cats from same family in same pen = two heated beds

Yes it was some setup we had in the end. (90 % of it I did myself) apart from new cat pens left of centre to match exisisting ones

That brought a smile to my face, really it did, knowing they were constantly monitored and having music playing. Goes with the picture of Big Ted you posted in making a picture in my head of your personality

Must admit, as much as I love animals, I don't think I could do it. I'd worry myself silly and feel sad they have to be in cages.

I remember I watched a programme goodness knows when and if I remember rightly, I think it was a cattery. They weren't housed in cages as such, had TV, soft cushions... trying to make it home from home I guess.
I dread to think how much that cost a week for the pet owners.
