He can examine the guttering for breaks etc but I'm sorry Missy I had a blank moment - no pointing to see on that part of the house - it's pebble-dashed!

Has it been there long?

Pebble dash can blow and the water can seep in behind it

Just a tap at it will let you know, like blown plaster it will sound hollow

Yes it's been there a long time.
We had it painted last year and there didn't seem to be any blown - it was sound.

When I get home from work tomorrow Ill ask Mr Missy if he has any ideas, he's a builder

A young relative who works in an estate agents has put me on to this company who will diagnose the cause & give a free quote. I may contact them.

If it's rising damp,maybe an injected damp proof course,..not sure what the cost would be,..these problems with our houses, are sometimes very difficult to find the source, even the professionals dont always get it right,..surely building insurance would cover it,not sure though.

Dh has said if that’s the top floor it’s the flashing on the chimney, has that been checked?

The only other thing he can think of is water coming down the chimney and a cap might help

The chimney's been pointed, the roof tiles replaced, the guttering cleared ... I give up!!

I've applied to this place - hope they will help. I'll let you know..

We have an old house too Carol with no cavity wall and we had damp on just one wall. We had to have waterproofing injections all along the base of the wall ours was on the ground floor though...so maybe different to yours. Hope you get it sorted.
