I was the first to view and put the offer in straight away to her, which she accepted. There were 5 others after me, so I wanted to act quickly.
The E.A. was closed by that time so I left an a/phone message saying she'd accepted my offer and she phoned them the following day to confirm it.
It was then taken off the market.

well just getting a £1000 of will cover any cost of repairs re TV issue, so I would not push about that, if its taken its taken.
Looks to me so far you are doing everything that needs to be done.

However I would still go and nit pick anything else that needs work on and squeeze a bit more if possible.

Her dropping the price by that about shows she is still flexable on minor things that can save you money

No it won't, that's not the point. It's the principle and about honesty in my book.
The fees are 10 grand, give or take, that grand is for table and chairs and a new mattress or bed plus I want a canary and a new cage
It needs decorating throughout and new carpets for a start.

What fees are those may I ask. buying a property should not cost that amount even with solicitors an moving costs . We moved from the West midlands to the South coast and it cost half that amount.

your selling fees will be what costs as ours did

Not sure what you mean realspeed re quoting my post at 18?

What year did you move?

The last time I moved, 6yrs ago, fees were half what they are now. I'm talking all fees, everything. From the E.A. to the removers, with all the bits in the middle.

There's a couple here who's house sold straight away a couple of years ago. In the end they backed out because fees are so expensive now.

we moved in 2015 only 3 years ago. yes it is the selling fees that cost agree including moving costs

Buying a place the legal stuff is not that expensive. We were crafty and had on set of solicitors where were, and another where we moved to.



Strange as it may seem doing that was cheaper than just using one with all the paperwork going to and fro.

For us it also was more convenient as we had already moved and staying at SIL house which was nearer to where were are now

I wish i could tell you but the paperwork we shredded only the other day. Don't forget we also had legal costs under TUPE. That is ensuring staff being transferred to new ownership of our business ,I do know that legal stuff was well over £1000 with a specialist employment solicitor. If we had not done that we could have been take to ACAS and find up to £85,000 per employee.

Also we were selling an on site business (boarding kennels and cattery) and a house so cost would be different anyway.

We moved from Pelsall , Walsall , West Midlands to East Sussex

our cattery looking toward the kennel blocks behind the bungalow and in the distance were our 2 large grass exercise paddocks one for the dogs



licenced for 42 cats and 118 dogs

Its not just the vendors but was the estate agents in the case l quoted. Total crooks they were. One house we looked at but decided we didn't want, the agent asked what we'd pay forbitbif we were interested. I came up with a figure and she then told,me she was legally obliged to put that figure as an offer to the vendors!!!!!

Dont take anything for granted but wrap it all up legally. There's no honesty in property selling. Good luck.

Oh, don't get me wrong I'm not stressed about whether a TV is left or not, nor is it a deal breaker if they take it.
It's about not being landed with paying out for a new frontage and the paying for the installation of same.
She could 'make good' just by shoving a bit of white polyfiller in the holes for all I know.
I could be wrong here but I don't think she is allowed to do that. I seem to remember that any 'damage' has to be put right unless specified. For instance, if you remove a hanging picture, you are required to fill the hole and repaint. Of course, not everyone does this and the buyers don't normally care too much.
