Keep coat by the door ready to pop on before you open it.

If its someone you don't want to see, button the coat and tell them you're on your way out.

If its someone you do want to see, unbutton the coat and tell them you've just come in.

Yes - for me its me hat, easier to get on and off

Pay your mortgage regularly and without fail!! That way there's a fair chance you may get to keep your house.
