That's our opinion of our sellers' agent Sue.

They almost cost us £2000 more on the whole buying and selling costs through interfering, even though we asked them specifically NOT to!

The whole thing has lost us a great deal of goodwill with our solicitors as we now think they're incompetent and they obviously think we are stupid now.

From their behaviour towards us now we don't think our view of them is wrong though; not everyone is up to speed on house buying and selling or doing almost everything online!

Much depends on the constant use of phones too - them phoning us that is, usually to ask a question that we already gave them the answer for, often more than once and I can't use phones.

We went on what we were told by third parties and these agents and THEY were the idiots as far as we are concerned.

Checked this morning and no further upsets so far but there will be something else I'm sure.

The only one so far to give us any real help has been a removal firm and my daughter's partner. stevmk2

Steve I feel sorry for you. We had to use a specialist agency who live on the coast to sell our Kennels in the West Midlands and the first one we approached had no idea of property values where we lived.
Valueing a house is easy, just go onto the internet and look up prices recently houses locally sold for, yet estate agents charge the earth to do just that.

The stress of moving? A good few years back, I had to have a solicitor handling my divorce, and at the same time, another solicitor for buying and selling a property! Immediately after that nightmare was finally over, the love of my life, my dog, died in my arms.
It's a blooming miracle I got through those 3 things all on my own, and it nearly finished me.
Couldn't do it again.

Thankyou Steve. There were the sellers solicitors, and my solicitors arguing about the property, and then 2 more lots of solicitors arguing about the divorce, I barely knew where to turn.
I was still working at the time as well, so had to concentrate on my job as well. Then when it was eventually all over and I sorted out the move itself, my beautiful, devoted dog left me. That was the nearest to cracking up I have ever been.

However, on a cheerier note, it didn't kill me, so it I guess it made me stronger.

Keep a cool head - you'll get there in the end.

Having just about completed my move, I can only encourage you stevmk2. Yes, it's stress-loaded, and there can be endless complications, but just hang in there and all will eventually be resolved.
Chaos still reigns here, but it is worth it! Good luck.

Two things happened today: - our solicitor rang, as usual on a Friday saying she had no instructions regarding our purchase!

This woman's doing my head in!

We have done all he paperwork and told her we have done it and she said Thank You but no she's saying Where's the effin' paperwork!!

If you ever have to use a conveyancing solicitors, steer clear of these people.

She rang back after we rang our son-in-law who got someone onto it - the paperwork WAS in their possession but THEY filed it all under the sale of our house, NOT the purchase of our new home.

If this is the level of competence we can accept for something as mundane and basically straight-forward as buying a house, WTF will happen when the next generation of newly-spawned incompetents get in?!

It is frightening just how incompetent people are these days.

On top of this, we visited our new home again to measure things and ask further questions only to be told by the woman of the house that they were having problems trying to find somewhere to rent with a cat and dog too.

Sorry and all that but these people said, from day1, "we will rent if need be - January 15th 2016 is fine"!

Getting a bit needled now..................

Our buyer has nowhere to live as of January 15th. stevmk2

We had a similar problem from those selling this house. They said they were ready to move out day of completion then changed their minds after paperwork done and wanted another 8 weeks before they could move.

I don't honestly think many people realise what a delay in moving date can do. You have to put off your buyers- delay removal people- inform the utility companies- possibly banks and gov bodies let alone friends and relatives.
You get to the stage of wanting to grab them by the scruff of the neck and throw them out.

One answer may be in the contract of sale have a penality clause added about charging for delayed agreed moving date and make it stiff ,something like £500 every day delayed. That should give the sellers a kick up the you know where

16:24, today, 16th ofDecember 2015 - we get a 'phone call telling us that, despite promising us - TWICE - that they can meet the deadline of 15th of January to move ("no problem we'll rent"), the people we are buying the house from cannot make it!

My wife's in tears at the moment and I'm worried that OUR buyer will pull out plus we will lose rather a lot of more money if it all goes pear-shaped. stevmk2

Oh dear Steve this is an awkward predicament to be in. I do hope that it all come's right for you both.. I've just sold my house and going to view 3 houses on Saturday at the East Yorkshire Coast, luckily these houses don't have occupants so hopefully it should be plain sailing if we like one of them... I hope? Take care both i'm sure something will turn good
