Hi RS. I have insomnia (lots to think/worry about and been working hard today). Thanks for your good wishes.

One major change will be the bathroom. My friend suggested taking the bath out and having a shower fitted, and I like that idea. This will be my forever home so I suppose I should consider it as a viable option.

My new home is now on Right Move as SSTC. I think, judging by what his next door neighbour was saying, that he is keen to move on and probs why he accepted my offer, being cash, and I’d sold. (He didn’t seem popular with the neighbours, is the impression I got.) As a housing association, shared ownership, my buyer is not likely to back out, living with her parents. So I am quietly confident all should go well. He wants to buy a park home and is still looking, and that purchase is unlike a bricks n mortar property. I just hope he does find something soon, so as not to hold it up my end.

I’m back in Lowestoft for 4 nights in a couple of weeks (now my car has been fixed) and have asked the agency if I can do another visit to the house, to ask more questions, look again at lay outs, current furniture sizes (what of mine will fit and where), look closely at his kitchen cupboards, look at the yard outside his kitchen, and if I can, view some rental properties. I would also want to have a look inside his shed, if he lets me. Has it got shelving, for instance, what can I fit in there...planning on putting in plastic boxes, my strimmer, garden and house hold tools, paint and other stuff that doesn’t need to be in the house. If my two carpet shampooers will fit in there as well, then another bonus.

Your solicitor should make sure everything is certificated such as the electrics- chimney swept- gas (boiler) . Yes chimneys now should have a certificate showing when last cleaned/swept even a damp proof survey is handy to know- not forgetting a FENSA report (windows). Also they should have done a land search and local search/ survey as well as a complete list filled out by the seller of what is being left like light fittings -door furniture- and any other fixtures and fittings.

The seller should also have on the form about the neighbours if they were on good terms or not. They should also have arranged for any rubbish clearance

Don't forget to let the Post Office know your moving and arrange for your post to be redirected(usually for about 6 months). Arrange for any meter readings on the day you move in, you don't want to be paying for his gas -electric - telephone- water- sewerage . Council need to be informed about your now paying rates and the dustbin collection if you pay for more wheelie bins.

After all that that is the removal company to actually move you on the day, sometimes they may already be booked so check up and book as soon as you know

How exciting Jazzi wishing you all the luck in the world. I can imagine you and Jazzi being very happy with a garden of your own.
